KALYAN: A case has been registered at Khadakpada police station following a complaint alleging that homebuyers and members of a housing society were promised flats under the redevelopment of a MHADA project at Chikanghar area in Kalyan but were allegedly left waiting for possession despite payments running into crores of rupees.

The complaint relates to the redevelopment of Shantidoot Cooperative Housing Society Ltd in Survey No 22, Chikanghar, under the MHADA MIG scheme.

The redevelopment had been entrusted to Tycoon Avanti Projects LLP, a joint venture of Tycoon Realty LLP and Seacom Realty Ltd, according to the complaint.

The complainant, Nanda Prabhakar Mhatre, alleged that she paid Rs 39.36 lakh in 2021, for flat on the 11th floor of the project's A wing. Possession was expected by July 2025, but the flat has not been handed over, she alleged.

According to the complaint, construction progressed only up to the 10th floor for sanctioned 29 floor building and the project has remained stalled since 2022. The alleged delay has left both existing society members and new homebuyers uncertain about possession of their homes.

The complaint also alleges that the society's land was mortgaged to a bank by allegedly misusing the power of attorney granted to the developer.

It further claims that 184 members of Shantidoot society and hundreds of other flat purchasers collectively paid more than Rs 176 crore towards the project.

The FIR has been registered against Shrikant Shitole, Chetan Sharaf, Mahesh Gosavi and others.

Police said the allegations, including those concerning the financial transactions, project documents, mortgage of the society's land and money collected from buyers, would be examined as part of the investigation.

The developer, however, strongly denied the allegations. In a clarification, the Tycoons Group said the FIR followed a complaint by a customer who had entered into a deal of around Rs 40 lakh for a residential apartment.

It termed the allegation of a Rs 176-crore scam “false and baseless”.

The group said MHADA redevelopment projects in Chikanghar had faced severe delays due to policy-level issues, resulting in financial difficulties and delays in handing over possession to buyers.

It said the project was registered with RERA and buyers could seek redressal through the regulatory mechanism.

The developer alleged that certain local opponents and leaders were using the delays to target the group.

It also claimed that the project had received final approval for funding from a Central government fund, but protests and complaints were creating obstacles and pressure on company.

The group said it had evidence and would cooperate with the police investigation.

Police Inspector Premnath Shete Dhole is supervising the probe.
